Cypress Semiconductor
Cypress contracted Ferreira Services, Inc. (FSI ) to conduct an investment grade energy audit at Building #6, focusing on the HVAC system. The trend-and data-logging resulted in more than 70 recommendations to improve energy efficiency, none of which required major equipment investment. The results were astounding.

Pacific Gas and Electric
PG&E’s Almaden eight-story office building in San Jose, California contains a Phone Center and two support areas that operate 24 hours a day, seven days per week. FSI was hired to perform an energy audit then contracted to provide guaranteed energy savings based on the audit.
Prior to retrofit, the building was using 23.4 kWh and 7 therms per square foot per year. The audit identified $143,000/year in energy savings for a cost of $430,000 providing a three-year payback. PG&E received an award from Energy User News for the office facilities category in 2001.
Southern California Edison
SCE’s Westminster Testing Laboratory is a mix of office and testing laboratories that operate 24 hours a day, seven days a week. FSI was hired to perform an energy audit and then implemented the audit findings on a guaranteed basis. The audit identified $300,000 per year in savings for a cost of $236,000, less than a one-year payback.

Exponent Failure Analysis
Exponent’s headquarters facility in Menlo Park, California is a combination of offices, laboratories, and research. The facility has reduced energy costs by $119,000 per year, since undergoing a major HVAC control retrofit with a payback of just over two and a half years. The project engineered and installed by FSI under a guaranteed performance contract consisted of a new Delta Controls energy management system, fan and pump speed control, air compressor optimization, IAQ and humidity control.
Nortel Networks
Nortel’s Simi Valley facilities were using excessive energy and FSI was contracted to perform an energy audit to identify and quantify energy waste that could be eliminated for a two year or less payback.
FSI identified over $96,000/year in savings for a cost of $169,000 for a one and three-quarter year payback. FSI guaranteed the energy savings. The project consisted of a new energy management system variable frequency drive control, and fan horsepower downsizing to complete the project and achieve the savings.
As a separate project, FSI provided the commissioning report and control installation that allowed Nortel to receive a $300,000 rebate from Silicon Valley Power on Nortel’s new 600,000 square foot facility in Mountain View.
Gateway Tower
Gateway Tower is a multi-story medium rise office building in Pasadena, California. FSI was contracted to audit the energy usage and implement energy cost reduction strategies that would provide a three year or less payback. The facility’s HVAC system consisted of a boiler and chiller system on the roof with air handlers. FSI installed an energy management system, retrofitted the existing zone control to variable air volume and optimized chiller. Energy savings were identified at over $100,000 per year for a cost of about $300,000 for a three year payback.
